6 Ways to Add Value to Your Home Before Selling

6 Ways to Add Value to Your Home Before Putting it on the Market

Putting your home on the market (and doing it the right way) is no easy task.  Not only are you likely looking for a new house of your dreams, but you also need to think about getting top dollar for the home you will be selling.  To increase the market value of your home, consider the following upgrades before putting it on the market.

Clear out and stage

Real estate agents will tell you that decluttering and staging your home can increase the value by 1-10%. There is more to it than simply giving the interior and exterior spaces a good cleaning.  Staging includes clearing away clutter and striking a balance between a homey, inviting space, and a blank slate.  Potential homebuyers need to be able to happily picture themselves as the new owners of the home.

Don’t ignore the curb appeal

The outside of your home is just as important as the inside, especially considering that it’s the first thing potential buyers see. Improving your curb appeal does not need to involve a big expense.  Tidying up garden beds, trimming shrubs, freshening up mulch, and keeping the lawn mowed go a long way when trying to impress future owners.  Depending on the season, add some potted flowers, evergreen arrangements, or harvest décor in the entry for a pop of color.

Bring kitchen appliances up to date

The refrigerator, microwave, and range are just a few of the essential appliances around your home that buyers will take notice of. Having updated appliances is a great way to boost the value of your home, especially if they are energy efficient. Even things such as ceiling fans, thermostats, and cooling systems can be upgraded to newer models to attract buyers.

A fresh coat of paint

Painting your room has the power to transform it!  Not only will it provide a nice, clean look, but painting can potentially brighten up dull spaces and give life to areas in need.  Choose neutral colors that compliment your flooring and your woodwork.  You will want potential buyers to picture the space as their own and be able to visualize a multitude of design possibilities. This certainly doesn’t mean you have to paint your entire home white or off-white before putting up your listing sign, it simply means making some strategic paint choices in key living areas like the living room and kitchen.

Window treatment upgrades

Window treatments can be an asset to your home – or not.  They serve both aesthetic and functional purposes and must look great from both the interior and exterior of the home.   In addition to updating your windows to new energy-efficient models, it’s also a good idea to consider upgrading blinds/shades and even fabric window treatments.  Perhaps that means painting shutters or switching out heavy, layered draperies for lighter fabrics.  Your windows are one of the most important elements of your home and they need to be presented in their best light.

Quick bathroom improvements

Bathrooms can be overlooked because of their small size and the idea that an upgrade is beyond the budget. However, you can add value to this space with a few simple changes. First, declutter all surface areas and give the room a good cleaning.  Be sure to have a fresh shower-curtain liner and/or spotless showers doors at all times.  Changing out cabinet hardware and towel bars, displaying fresh towels, and putting a new fluffy rug on the floor can instantly beautify a bathroom.
